Regarded as A-grade Malvern East with only the Gascoigne having higher sales – this is a sort after area. It is not just a Gascoigne consolation. Why? Limited heritage allowing for modern buildings and still being near Central Park and the shops and Hedgely Dene which this backs onto. You could not build this home 500 metres to the West.
 
Property: This is a beautiful summer home – and beaut spring and autumn home and a not-so-bad Winter home with all its light.
 
It sits down on the street but I forgive that, as its north and backs onto the gardens – this is big deal for the feelings of light and warmth AND also space, as you can see the sky and you will never, ever get built out.
 
I actually think this home is magical – I really rate it – save it’s a 3 bedroom disguised as a four-bedroom home. For waxing lyrical I think the video outlines my feelings well
 
Price: It’s got to be $3m and I struggle to see $3.5m although with the right circumstances – strong market – low stock - some buyers who really like this rare bird – who knows.  $3.3m to $3.4m is where I start to wonder am I getting carried away – but this is the sort of home I could allow myself to do that on.
 
Is it the world’s greatest investment – probably not – but it’s not a bad one (you still have a really good land component) and I would hold it for a long time because I would be proud to own it.
 
Yep, this is a goodie and I can see more $ even now, with a different mindset, furniture and patience.
