37 Peate Avenue sits elevated from the street giving it nice street presence, the land size is here is good and the home has room to "grow" with the family (STCA). It could even be split into two blocks and redeveloped, in line with what has happened not far away (again, STCA).

The floor plan is a little awkward. Flow is tricky to the back of the home as well as to the secondary bedrooms. In saying that the bedroom separation is good with two of the secondary bedrooms in their own wing. Master bedroom is a good size while the secondary bedrooms are on the small side. The family/meals area feels quite small given this will most likely be the main living room. The view for the kitchen living is good, looking out to the yard, which is good for supervision from inside.

Camberwell South Primary is at Toorak Rd end of the street which means there may be traffic during school pick up and drop off time. On side of the street is permit parking only between these school drop off and pick up times which will help with accessing the home in these times. While is room to park off the street the lack of undercover carparking may be a concern to some.
