Comments on 4 Bendigo Street HAMPTON

Position: In Hampton's Golden Triangle - close to shops and acceptable walk to the beach, train and basically everything that is Hampton. Only positional question is micro - near the school and that really is only a noise question during the day in the negative and if you have the right aged children a positive.

Property: Wow factor in almost all facets - certainly the ones affected by man - it has been developed within an inch of its life.  And the factor affected by God (if he or she is in charge of the Sun) is not as Wow as it could be as its south - BUT - light reflecting surfaces, windows etc mitigate most of that impact.

Downstairs bedroom - master with some sea glimpses, brilliant kitchen and good deck - pool set up (if you like that sort of thing)

Price: You follow all the usual numbers and you say Y or Z depending on whether or not you are a glass half empty or a glass half full valuer. However for me its not Y or Z, its X and the X factor is the school and that has been an X factor for selling in Bendigo street in the past - but these smart sellers have probably recognised that potential issue - and placed their home on the market at a time, when choice is almost non existent for family homes - the Sandringham and Hampton prices paid earlier in the year were stratospheric with a lot of demand unsatisfied as Bidderman was 4, 5 even 6 on a number of homes.

Our advice is yes have an eye for the present in price, a thought for the past in strategy but at 4 Bendigo consider your needs longer term and buy with a view to your desired outcomes in the future.
