Next door they are doing a number on - it's a rebuild rather than they've knocked down and started again. That feels like its the way to go - or else you are seemingly ploughing too much cash in. Having said that a buy and total rebuild under $3m is not ridiculous - the closer you get to $3m and then over, the greater the profit risk.
