
This apartment is about lifestyle and location. A 10 minute walk will take you right into Toorak village and a 10 minute tram ride and you will be on Chapel Street. Between these locations there is no shortage of cafe's and shopping. This block is in very good company, with the surrounding mega-homes adding to the aura and appeal of this property. Overall, a big tick for the quality of this spot.
This is an older style apartment however it is in excellent condition commensurate with its AAA grade Toorak location. The slightly tired fitout inside could be address with a refreshment, but otherwise the fundamentals in this apartment are sound. Good location, decently proportioned rooms, a separate study and a large main (although the walk in robe is a bit tight) and a separate laundry and study. The balcony is one of the weaker aspects of this apartment, being quite small and I would question the amount of use it would receive. The other issue that will need to be considered is the south facing aspect of the living areas meaning that winter light may not be bright enough for some. However, the apartment still had a warm feeling during the cloudy day I inspected.
Downsizers, young professionals and lock-and-leave buyers could find some merit in this property. It will be important to understand how this property fits into the market for 2 bedroom apartments in the area. Given the location of this property, will there be a Toorak premium factored into the price?
