40 Berry is a home that the more I think about it, the more I like it.
There is no doubt that this a project - but for me it is a project worth considering.
It's got what we look for in classic homes; possie, bones and potential.
It's got a couple of issues - yes - the bigger land holding across and down the road a bit, what may that become? As with any serious reno of classic proportions, there is an element of money pit once you begin to move past the surface.
Having said all that, the façade is exquisite and the room sizes are generous - the kitchen needs to be bigger (probably), but there is space for that happen.
The home is east/west however, it sits on the south side of the block - a big positive for bringing in the north light.
The return of the front door and stairs to their original position will, in my opinion, rebalance the whole entrance and bring back a grand front room - thuss allowing first internal impressions to match the exterrnal expressions.
The location is simply brilliant for all things sporting, CBD and even schools - you go against the traffic and there is transport to most of Melbourne from the Richmond Station Hub. As well, freeway access is sensational.
Shopping is varied - eclectic Richmond one way - everything CBD the other.
Steps from here - it does need an expert opinion from a Heritage architect.
It does need rigorous due diligence.
It does need a lover to buy it.
This can be a great home.
