Comments on 42 Tivoli Road SOUTH YARRA

Position
Tivoli is a mixed street - on one hand it's close to everything South Yarra and on the other it has mixed appeal due to the number of flats (of less than average quality) - having said that, it's on the right side of the street, the proud or strong side.

Property
42 Tivoli is one of a pair built over 20 years ago but built well (subject to pest and building).

From the front you are not looking at the homes strongest feature, the façade. However (in our opinion), plantings would be the key to a softening; if you wanted to avoid major architectural expense to simply change the street appeal. The garage is a good size but is let down with no direct connection internally, access is via the external front stairs - garage to front door security for some is a non-issue and for others this is a fixable one with a security gate change.

And so, the inside of the home after you've got past the steps (no to older downsizers) - a lot to like and if not, then easy to change is my best summary.

Normally this, the south side of an east west pairing, is crippled by light access - not so here, due to block/house width and lightwell.

Living, dining, formal and informal are all well accommodated on the first floor; I also like the indoor/outdoor - in fact the rear garden works for me in terms of size and intimacy and the absence of any significant overlooking.

Upstairs (good width on the connecting stairs) are 3 bedrooms revolving around an ensuite and one main bathroom, good flow - nothing memorable - but certainly very practical and no feeling of corridor or "crampiness" which, you can see in some modern townhouses at this price level.

Overall if you like it, then I like it as I can see no real negatives - it's a personal taste thing.

Price
The market is weaker at this price level than 18 months ago - but not totally bereft of buyers and if this is priced competitively to market then I would expect multiple interest.

Overall for what it is - it is good and in my opinion leaning to a description above, rather below average - especially after you have placed your own stamp on it.
