42a Roslyn Street has a history of being bought and sold a number of times over the last 20 years. Why is that? Nothing seems obvious to me - just coincidence, probably.
Position, not in Brighton's best street as it carries a bus and cut through traffic however it is opposite a park. The home does sit in a bit of a valley, although the author, who is a Brighton resident, cannot remember any flooding however, it does have a Special Building overlay and will need some investigation at council.
Property, to be fair the property has dated better than I thought it would when I first saw it 20 years ago. Room sizes upstairs are excellent, downstairs it feels a little dark on entrance and walk through to living - there are windows to the north and east however, the sun is partially obstructed by the over shadowing of the second floor. The finishes are a little dated but perhaps that's being overly picky. For me, this home works.
Price, considering the land size, what is on offer in Brighton and the quality of this building, if this falls near the asking price, then the value seems fair.
