44 Summerhill is an average home in a good location with a great back yard.
 
It works out as average because it has plusses on the position side which outweigh the negatives on the property side. It is less than 1km to shops, train, tram, parkland and metres to the Primary School but it has a south rear and dated building - although the big yard has a bonus rear access (albeit limited.)
 
The block is a good size and has a great backyard but the rear of the building is a tad disappointing – south facing means light penetration is limited and then the way the extension has been done, means the light negativity issue is accentuated not mitigated.
 
A further look around shows that work done has not been to the highest standard – fixable for the most part - and as well, some of the cladding and tiles are getting very old and are in poor condition.
 
That said, it has a good feel – especially as an interim home.
 
Our recommendation would be to make sure your price is not too high, and the maintenance issues can largely be addressed within that “saved” budget so if you chose to sell down the track, your growth will have been similar to other homes of this area type.
