47 Kinkora is a powerful family home right now, but it can also be made into a classic home with some smart renovation work as it has incredibly good bones. Everything about this offering says classic family home to me. Firstly the location which is premium Hawthorn in the Grace Park Estate that has few homes under $3m and some homes over $10 million, almost all protected by tough Heritage laws - also while Kinkora is not the absolute pick of the half dozen streets is it still a great street with some brilliant homes as evidenced by next door to the west. No 47 is 60 seconds from coffee, rail transport and shops. Secondly the block - north facing rear (for light), big in size and with a period home that is well positioned on it, rear access and good width. And thirdly the home and gardens - being picky the bedrooms are the only real issues - its one short and the master is weak in terms of storage and size - however everything else about the home I like save the missing garage. Both the bedroom and garaging issues are fixable, yes at a cost, but those investments if done well, will add value and its hard to see overcapitalization in this area if things are done well. The garden outlook is exquisite and valuable and hard to replicate in inner Melbourne.  Overall one the better boned homes of the year with some work to be done yes; but work that will finish great things off - not cover poor things up.

A classic original brick Grace Park house, which has been sympathetically renovated and extended to the rear to suit the needs of a modern family about 15 years ago. There is plenty to like about this property - other than the original house charm / presence other big pluses are the prized north facing rear orientation, generous block size and position - walking distance to Glenferrie Road. Outlook from the first floor to the north is quite charming (looking to the distance over a series of original pitched roofs and chimneys)  and the backyard is flat and private, with well established landscaping. Concerns for some here might be no car garaging and the first floor perhaps lacks another room. That all said this is a generational home and very much a rare offering - would expect good interest for this in any market.
