48 Bellett is a rock-solid family home, in one of the better streets of Camberwell and if close to mid 3m’s then the 3P’s are all tick tick tick.
Ok so it’s not a home that gets the juices flowing – but in some ways it should – it has a lot of plusses – but the A-frame style roof, the less than perfect angled rear living and the slightly smaller two of the 4/5 bedrooms holds it back.
But for me to focus on those issues is to miss the point of what 48 is – the rear living is fixable, the slightly smaller bedrooms outweighed by price to number of bedrooms and the A frame – well it is what it is – I like it.
So, let’s look at the good stuff.

Close to multiple train and tram lines (school choices)
Shops
Property:
I like the abundance of things – like storage and rooms and beds and rear space
I like the pool and its location
I like the ensuite
I like the garaging and storage
I like the feel from the street – its classy
I think the things I want to fix are low cost – new kitchen skin, bigger living area
This home could be transformed or made to feel your own – I like its potential (but I don’t have to do it – I can just move in and be happy.)
Price:
Cooba, 35 Avenue, 38 Bellett and others show you that even in an easing market, ready-to-move-in family homes attract bidders.
If you are a position buyer more so than a building buyer then Bellett at a good price is hard not to like.
