It is hard not to like these homes especially the way this one has been presented by the owner and Nicole Gleeson of Kay and Burton. On an acre in the old vernacular, it is truly a rarer offering. The façade is a classic late 19th century Italianate Victorian which you see in Hawthorn's river precinct and some parts of Brighton. The grounds are expansive and well maintained and give that classic feel with a well placed pool and outdoor entertainment area leading in and out of what is called the Garden room.  Street noise - well its there but you are so far back and with good access from Kildare Street I see it as no issue as I see no issue with the block have a south facing rear - it is a home with excellent light and the rooms that need to have a northerly orientation. Inside the flow works well starting with the as expected formal entrances leading to one of the biggest master bedroom wings you will find and moving via stairs at the rear to 4 larger bedrooms upstairs. While at the rear it has was any $10m+ buyer requires; garaging and more garaging, cellar, games room and separate area for nanny or troublesome 15 year old or that wonderful mother -in-law. If you have the money, want a period home and know how to manage the Kay and Burton EOI process then in the end you may well buy a Hawthorn East jewel. Price - well that's easy land is $2500 per sq metre less any main road discount that may be applied plus home value!! + Ross Savas's skill and the strength of Bidderman in the $10M+ range. If you like it - it is then only the money and the negotiation process as our rating shows there is little else stopping you.
