This property position offers a fantastic family lifestyle.  Set in a quiet street cul-de-sac with Victoria Golf Course on the rear boundary creates the setting for a great family home.  The land alone rates at 669, given the position and northern rear orientation and privacy.

The house, which has been updated and extended over the years, reduces the rating to 544.  Room sizes and ceiling heights could be a problem for some.  The position of the kitchen looking toward the front yard, would be better positioned at the back of the house.  Some may prefer to do this, however, the back room is still quite narrow and the stairs through the room may be an issue.

We believe the property offers great potential as a land opportunity for a new home site, meanwhile providing a liveable home in the meantime.
