5 Rooding Street is an emotional popper. It’s girlie girl with a capital G - I should know as I really like it. It’s about how you feel, and you feel good – you feel no work – you feel home.
So, it’s a ripper redo, a marvellous makeover, a gorgeous Georgie. Let’s analyse it outside the superb superlatives and arresting adjectives.
Position:General area is short of nothing and I say that with a knowledgeable bias, as I don’t live that far away. Train in a minute, beach in 10, cinema 45 seconds and shops including Coles 3 minutes – all walking.
Yes, Bay St is a little dull from an action point of view when lined up against Church and Martin Streets, but you can walk to both of those as well. The street isn’t regarded as Brighton’s finest – so it’s B Brighton, but anyways else it’s Melbourne A.
Property:We’ve said it all except I need an answer on heating and despite the claims its small cars (a la streetview pic) only – I couldn’t fit my Volvo station wagon in and close the gate but that’s a nuisance, not a stopper. North rear, flat and good floorplan, colour, finishes, flow and proportions. Almost all the ducks lined up for me.
Price:Bought in the down of 2018 with a bid after auction – none during the auction and made over since then with paint and furnishings, some grass and yes, some class.
So, did the market view this 10% below and will now, due to different sentiment and tight stock, view this 10% above – the actual market. Probably – let's see.
