Comments on 51 James Street PRAHRAN

This is a warehouse conversion – but it’s almost like you’re buying a shell of a warehouse except that you can move right in.

The property fundamentals here support serious consideration of this home.

It is a popular location which is still growing in demand and the building offers flexibility to improve now or in the future with both options being a means of adding value to the property. The combination of a good feeling warehouse (which is dependent on the space) and a good feeling inner city neighbourhood (which is dependent on safety and convenience) is becoming hard to find but it is here.

It is easy to see cosmetic improvements creating an upmarket sanctuary space or adding a roof top outdoor area (STCA) or creating a work space downstairs as some of the possibilities of this flexible property.

With a dominating façade, this block of four warehouse conversions stands out from the neighbours. Being front of the block is the key position in this style of property as street facing soaks up the light with front and side windows. The vistas of the neighbours and the street below from upstairs creates a real urban feel.

When moving upstairs you walk into an open, light, functional space. With lounge, dining & kitchen all utilising the light from the large windows and the exposed beams finishing off the warehouse feel. The small balcony evokes more a romantic feel rather than providing a practical area but nevertheless, it is a nice element. The master bedroom includes an ensuite which doubles as the upstairs bathroom and we thought the WIR could be updated with more functional lighting.

Two bedrooms with robes and a bathroom are located downstairs though they may be more likely to be used as a work from home office and even second living area.

A wide lane provides access to the double door garage which is not often found and although there is really only space for one car and perhaps your vesper, it does offer additional storage area. This lane is a bonus feature as it effectively provides land and space to the property.

The ever evolving Chapel Street precinct is the major attraction of this area. This pocket of Windsor is central to High St and Dandenong Road trams as well as Windsor Train station off Chapel Street and green space and schools. With new restaurants popping up regularly, and the old favourite of Prahran market this has become a foodie haven.

Warehouse conversions can be interesting and good ones don't come along that frequently. They are generally attractive to a number of buyer types; professional couples/singles, empty nesters, investors and even some families with children. And with the right proportions and light found here, buyers should be prepared to fight for 51 James St
