Our Rating in 2016

Shoobra is one of Elsternwick's best streets and this is one of the better period homes in any Elsternwick street - if it's ornate period detail facade with good internals you can make your own which you want.

This will be the third time 53 has been for sale this decade and little has been done to it by previous owners during that time. This is surprising as it's a home that has a good feel - yes it's a bit quirky around the kitchen (eg position and views to rear) - but it my opinion, it wouldn't take much to make this home a bit of a showpiece.

Upstairs bedrooms I like for children and it provides good separation to the adults main bedroom downstairs which as a master has everything you need.

Rear living areas bring in northerly light and the garaging is not bad.

This home will go better than normal due to lack of stock - having said that Elsternwick is most times price sensitive; so too much past fair and reasonable may not be on the cards even in this limited stock market.

Our Rating from 2013:

This large renovated Victorian residence offers family buyers good long-term flexibility and options when looking for secondary and primary schools. The property is located in one of Elsternwick's better streets, and with Shoobra Road currently undergoing a mini renovation boom, buyers can take some confidence in the fact that neighbours are upgrading their properties. The upstairs bedrooms are of a good size and, with their high-vaulted ceilings, have a nice feel. The downstairs master bedroom has good separation from the upstairs rooms and, with its functional ensuite and walk in wardrobe, will appeal to buyers. The kitchen works well for a family, however it would have been more functional if it had better connection to the family room.
