11 years old - already stood the test of time

Wow upstairs - really wow

The lounge room set up upstairs is simply brilliant

Is that the most pleasant laundry set up I've ever seen?

Super nice rear yard setting. As good as it gets - cantilever al fresco. Really good architectural thoughts

Maybe put a trellis on to hid back units

Attention to thoughts are brilliant

Position

Road noise - loud music in front room - it is not the best road in Black Rock - in fact apart from Bluff, its the worst. Having said that, close to shops and beach - but Black Rock is not close to any form of rail transport.

Land + Building is pretty straightforward - the big question for me is the WOW factor - what is the emotion in terms of dollars?
