Comments on 57 Baird Street BRIGHTON EAST

This is one of the easier homes to rate and comment on. It is AAA- with the land irregularities being the only issue I can see and I do not see this as an issue – more a comment.
 
Let’s start with Position. About a decade ago this little pocket started to rocket in terms of value as more and more families wanted a 10year home near the schools of Haileybury and St Leonards and they preferred the location of the then more expensive Brighton and the cheaper but lacking in bigger house block sizes of Hampton.
 
At this time when you combined a bigger block size in this location with a cutting edge you saw homes in Edro and Regent and Canberra areas jump a million and whilst they haven’t maintained that rate of increase they have maintained the premium prices over other parts of Bayside, including some parts of Brighton.
 
So this location, this precinct is regarded as part of Brighton East’s best – along with the Shasta Avenue area. Drawbacks – well it’s a solid walk, over 2km to a train station – but everything else is close by including a golf course and Dendy Park – wow plus of course strip shopping at Brighton East and Hampton.
 
The second part of the PPP equation is Property and this home, in my opinion, for families is as good as it gets. Yes, land is irregular but it works and the tennis court is more a huge play area than a full size tennis court – but it all works, especially when you add in the pool. So many more families are looking for this type of outdoor amenity post the pandemic.
 
The home, the building itself is also WOW. Let’s start with the upstairs and downstairs Main Bedrooms meaning parents can be close when the children are young and separate as they hit teenage years or alternatively an older parent, guests, whomever. Bathrooms are plentiful and the multiple living spaces work for all type of families – close and space when needed. With the ‘verandah” you could argue it’s a little less light than some darker days want – but that is there (smartly) to keep the westerly summer heat to a minimum.
 
From a practical point of view – garaging, laundry, kitchen and so on – it all flows and works.
