In an area with an increasing number of two on a block townhouses, this is one of the better ones due to its size, light and floorplan.
Position: Whilst the position is fringe Hampton, meaning over 1.5km walk to railway station, it is an improving one. A few decades ago, this was housing commission central, but those days are long gone as demand over supply for Hampton has forced these blocks to be taken up one by one as they have come up. This is favoured area for the formula buy, bulldoze, divide, build and sell.
As far as schools go if this is sub $2million and modern, then demand is still greater than supply for above average offerings.
As well, 57 Earlsfield is close to several sporting precincts, golf to the north and running and netball sports to the south – even bowls if you’re a bit older.
Property: A lot to like about this home - primarily it is on the north side of an east/west facing pair meaning every room gets light. It has plenty of space in all areas except its backyard – which is reasonable in size, but not large.
The master bedroom downstairs is also a good size and with ensuite - gives flexibility over family dynamics (old or young, with or without children of all ages).
Upstairs works well for teenagers with three good sized bedrooms and with that light mentioned all around, a central bathroom AND bonus rumpus room for study, play, or second living area.
Downstairs living space, kitchen and laundry is a good size. Modern in finishes and flows well as a workspace with laundry.
This house whilst not out of this world architecturally, is very practical and with its modern Australian light touch feel, it should remain looking good for some time, as the look has already lasted in Hampton for two decades without really dating. Good garaging.
Price: The band for these types of homes is fairly tight between $1.6m and pushing $2m. This is one of the better ones from a floorplan and light and size (yes its big) point of view; I think it will have solid competition, will exceed the quote and will push $2m if the year 2020 starts strongly.
