57 Maitland is an interesting proposition and yes that’s my summary. For some it will feel like a home to move right into but I propose, for more it will feel like an option to weigh up against any other choices. Why? Because has some interesting issues around position.

There’s position overall, position in the street and home position on the block. Two out of three of these could be better and could affect privacy and light in the minds of some and not matter in the minds of others, especially those with older kids. I have bought in this street and in fact, within eye-sight of this home so beauty (of position) can be in the eye of the beholder.
 
This Edwardian home has been partially renovated since it last sold in 2019 and the colours and textures which have been changed are beautiful choices. Losing the original dining room for a study and mud room area won’t be to the liking of history lovers amongst us even if it is a practical floorplan amendment. But the key for me is will families feel comfortable with the kitchen and family room only having visibility to half the yard and not consuming the width of the back of the home? Probably 3 cars can park in tandem but with everything you need only doors away, why would you need 3 cars? Family sized pool and good outdoor covered area for entertaining means these proportions make sense.
 
A good property if you work from home or need multigenerational living because it saves you buying/renting and commuting to the extra accommodation this home provides. If a family loves the division of rooms rather than open floorplan, which some do now again after our recent lockdowns, what will they pay for the peace and quiet of separation and will they have competition at this start of the 2023 market?
