For those wanting great land size, an ideally-sited north-south tennis court and a mid-level entry point in one of Surrey Hill's best streets, this will suit well.  The house itself is basic in form and appearance, but it all works in a roundabout way. Perhaps the family room is a bit small, but this could be easily extended by losing the adjacent bedroom/study area. The flexibility this property offers is impressive, and that has serious currency - you could live in it now as-is, or renovate in a minor way, and perhaps rebuild in the future (STCA). Weaknesses to the property are the southern rear orientation and the block slope. However a skilled architect could easily address such issues in time. Rated for land characteristics only, as many would see work ahead here. Price will not be too hard to work out and we would expect competition here come auction day. At the end of the day, the buyer who wins will be the best prepared and most informed. It is interesting to note that just over the back fence the property at 51 Croydon Road, which had a north-facing rear and land size of around 730m2,  sold for around the $1.3m mark.
