Comments on 58 York Street ST KILDA WEST

For couples, families, downsizers or investors, 58 York Street provides a simple floorplan that just works.  Broad frontage of approximately 6.5 metres allows for rooms of good size, although the hallway is not particularly wide.  The home is joined on one side only. 

Over a single level, the bathroom is well located to the bedrooms which are of ample size.  The front room has no robes and could be used as an additional living space if the third bedroom wasn't required.  The rear living area works well, has good connection to the courtyard and plenty of light thanks to northerly orientation and clerestory windows.  The rear neighbour is imposing in terms of height, but does not appear to impinge on privacy.

The position is on the edge of Middle Park, half way between Fitzroy Street and Armstrong Street, close to transport and the beach.  The streetscape is varied, the neighbour immediately to the east is modern and not in keeping with the heavily period streetscape.  There are some blocks of period styled apartments nearby.  Whilst not the closest to a particular shopping strip, it is central to both Armstrong Street and Fitzroy Street providing good variety and options.

There is no off-street parking, however York Street is wide and there is 90 deg angle parking each side, at least one side is unrestricted.  The closest comparable sale is 41 Nimmo Street Middle Park, sold at auction recently with 6 bidders.  Better floorplan and orientation here, not as good a location.
