A lot to like about this townhouse in a sought after part of Caulfield North.

The home hits the mark for the "groovies" although a different colour palette I think, would enhance.

So why is it good?

It's the spaces - they inter-connect, they flow, are well proportioned and numerous - for what is basically a town residence.

Older families, couples - would all work in this home - allowing you to be connected when you want to be and separate when you need to be.

Upstairs, the bedrooms were surprisingly good and they all worked for me.

Downstairs, as I implied, the floor plan is an alive one - even if unconventional.

And so we've covered two of the three PPP's - what about number 3 Price.

On land value and building alone it's not that easy to get the numbers to add up and go past the quote - so that means if there are other bidders then all will be on a fair degree of emotion. Where may that emotion end up?

Well the emotion should be higher from unsuccessful Armadale buyers, but also the Caulfield fraternity who will bid for this due to the rarity of this sort of offering, at this class level.

9 Kelburn St on bigger land and only over one level, comes to mind at circa 2.75m and 444b Glen Eira (weaker address) at circa 2.5m may form the parameters.

Could it go more? Well yes, it is a classy offering - but that could be countered by asking the question has the any of the gloss dripped away in the 10 years or so it's been around.
