Comments for you personally as a medical clinic combined with resale value.
 
Position is good as it is a main road – less objections. Does this location work for you? Good freeway access.
 
Coffee and park are walking for short staff breaks.
 
Property – land is good as it's on a corner off main road and parking in my view seems to be excellent and has the potential to get a lot better. Being off main road is increased safety.
 
The building has character so would be a good feel for a working environment and light is good without being great – the best surgery will be the one to the north. Not ideal floorplan, but not awful and if staff amenity and storage and admin upstairs then a fair degree of room downstairs for surgeries and reception.
 
Price: It's mid to high $2m’s with a tad more due to its look – that’s what the market repeatedly says it is. Future growth as a surgery will pace the market - as a home, which you may want to think about (without going overboard) in your design so it can be converted if surgery market poor. Heritage overlay currently would make development difficult.
 
Not the best we seen…..but I like it and is above average.
