Comments on 65 Wilfred Road IVANHOE EAST

This is a home that works for me.

What it really has going for it is the location. You are right near the shops, about 50 metres away. You can grab a coffee, go for a walk, do whatever you like. From a lifestyle point of view, it is as good as it gets.

The house itself feels relatively warm and relatively current. I do not think it will date too badly. It just works. The floor plan is pretty functional too, two bedrooms up, two down, with the main bedroom at the front. That can work well for teenagers. For smaller kids, maybe a little less so, but it is still okay. Upstairs, there is also a little alcove that could work as a computer area, which is a nice extra.

The negatives really sit in the land. At around 564 square metres, it is not a big block for the area, although it does have the benefit of a north-facing rear, and on a beautiful day like today you can really feel that sunlight coming in.

The bigger issue is the slope. There is no real connection between the kitchen, the backyard and the pool area. You are dealing with quite a few steps, and there is no visual connection from the kitchen to the pool, which is a big deal if you have younger children. For older teenagers or adults, it is less of an issue because the entertaining will probably move out onto the landing and that will work well enough.

Car parking is also only tandem, one car behind the other, rather than side by side.

Then there is what sits beyond the back boundary. You are effectively looking onto car parking and the rear of the supermarket site. If it stays as it is, that is one thing. But I am not aware of any permit position there, so proper due diligence needs to be done. If something more substantial were ever built at the rear, that could have an impact on the northerly aspect.

So overall, this one is a bit of a mixed bag.

The location is excellent, the house works well, and it feels good. The questions really sit around the land, the slope, and what is behind you. That is what you need to weigh up carefully.
