7 Bolton Avenue is a known quantity in an unknown market.

Is it land only or is it house and land?

For many it is land only. Just look at the quality of homes in this area, in what is basically Hampton's Golden Mile - which is known as the Golden Triangle. Only beach views have a higher per square metre rate and that's in a precinct that has large landholdings with tennis courts.

A year or slightly more ago, this was towards $3m for land before you even considered the home and after a bulldoze a $4m sale on a slightly bigger block has been achieved. But this is not then, this is now and the question for the seller - will a lone buyer still pay the year before last prices? If not, then what discount and then if not land, what is the home worth?

It's basic but it's loveable, liveable, rentable and the most efficient renovation tool would be a paintbrush. The rooms sizes and location of them work for me and would most families. So, is this a temporary building? Do you buy and live in or do you rent whilst plans are drawn up and passed/approved - up to a year - and then build your dream home or a spec home to resell (less likely now than 18 months ago)

So many questions on a home and land or just land - but one thing there is no question on this north rear, level and wide block (3 huge ticks). The location is sought after and has been for decades due to other homes in the area, the location to beach, train, shops a schools. Yes, these homes come up from time to time - and when they do - the same questions arise - but in certain markets, the results can be very different

A good block and in my opinion and for some a good home as is.
