7 Gaynor is quirky in the extreme"—from just 2 burners (not 4) on a bench that seems to float, to a mezzanine rear area that just works for me. The façade, parking, and entrance are poor, but improvable with some thought and skill.
 
This spot is Malvern A-Grade, though not always priced that way. But why not? It’s a cul-de-sac—no through traffic—and in Malvern, that’s big bucks. Sure, maybe the homes on this street aren’t as consistently high-end as neighbouring Wheatland, but they’re also not $6M; you’re looking at around $4M for similar land sizes.
 
For me, this is an "A" location, even if the land values haven’t fully caught up.
 
The price up to $4m, despite the quote and by all standards Malvern would be ok for 600 sqm ish with a really good home on it.
 
So, what about the building itself? I like what it is and what it could become. I’ve seen better interconnections, but there’s something here. With some smart, consistent finishing touches blending old and new, it could look much better for not much money.
 
Addressing the quirks—façade plantings, the WIR, dated architraves (remove them and go for clean edges), and that sad entrance (clean up the brickwork, add some Crepe Myrtles, rework the parking)—would go a long way.
 
Highlights? The rear architecture is brilliant, bringing in light and air, really opening up the indoor/outdoor space. Even the laundry is okay—some overlooking, but manageable with a few more plantings. The mezzanine, upstairs main bedroom, and ensuite, with minor issues (easily fixable), and a possible summer heat problem (again, solvable).
 
The original front section of the house? It’s fine. You’ve got upstairs and downstairs master options, and I like the flexibility, especially for a small family. The lounge window? It brings life to an otherwise plain room.
 
Overall, it’s an ugly duckling that isn’t really that ugly, nor much of a duckling. It’s a good (not great, but solid) home that needs some love. Buy it with a building inspection, and it could work.
