Comments on 7 Maryville Street RIPPONLEA

With its triple-fronted pre-war façade, this property may evoke passion in those buyers looking for a period home. The wide entrance hall, formal lounge and dining rooms and two of the bedrooms exhibit the trademark features of the period. The house was renovated and extended some years ago to include an open plan family/meals area and an additional bedroom and bathroom, and is comfortable as is. However, the Art Deco theme has not been carried through to the extension, and although the paint job is still fresh and the palette modern, some may prefer to tweak the styling to their own preferences. The lack of depth in the block has inhibited design options, hence the slightly awkward floorplan. The rear bedroom is the smallest of the three, however with french doors opening to the rear deck it could be the preferred master and the adjoining bathroom could be modified to become a dedicated ensuite. The centrally located main bathroom complicates flow around the home. The kitchen overlooks the family room and has a restricted view to the yard. The kitchen is large for a home this size; however a new owner may wish to update the finishes and appliances to create something more modern. A European laundry is located in the hall and whilst functional, some buyers may find this does not provide room for family washing and drying options. By family standards, the rear yard is small and the high brick boundary walls won't be to everyone's tastes. A new owner may also consider demolishing the garage at the side to create a bigger yard and erect a carport or garage to the side of the house (STCA). Is this a long term proposition? If your key criteria are comfortable accommodation in a location with good accessibility to train and tram, schools, cafes and the CBD, then perhaps the answer is yes. A young couple or small family seeking a home in a central position that is close to amenities may find this is a property that offers them 5-10 year flexibility.
