Well positioned for couples and families with a single older child, this understated townhouse offers more than it appears to from the street. However, the property is close to Toorak Road and a train line, so noise may be an issue for some.

It’s hard to tell that this semi-detached home has been fully renovated and extended, and done quite well too. There is not a lot of land to work with, however the design of the extension has been done with some good thought in terms of space maximisation and the home flows really well. Upstairs the main bedroom has very good separation from the other bedrooms in the home, and is larger than average with good feel and external light. The other bedroom upstairs did feel a little smallish, although it would be ok for most.

Storage wise, there isn't a huge amount, however the concealed cupboards in the hall were a nice inclusion. This might not worry a downsizing couple, although an active family with sports gear for example might need a little more space.

The rear living areas also feel spacious and catches good light from the substantial windows. A pool in the rear yard will suite some and not others, and the lack of any grassed areas might not be ideal for children. Sir Robert Menzies reserve is only 100m away, although it does mean crossing Toorak Road so younger children might need some supervision here.

An interesting bonus is the studio and bathroom attached to the garage at the rear of the block. This would make a really good teenage retreat/bedroom or games room. The garage itself is small and would be suitable for a small car only. Access to the garage is via a laneway to the rear so the actual utility of the garage might be affected. Actually driving down the lane might be a good idea to test this.

There have been a number of townhouse sales in this street in the last year. In fact the attached number 73 Elizabeth St sold for $940,000 in April although it was a much smaller house. Prospective buyers of number 75 will need to weigh up the quality of the home and garaging verses the overall position when considering the value of this property to themselves and also the rest of the market
