This home has everything a professional single or couple or young/older family would want.
 
Ok, then why hasn’t it sold at auction last weekend?  I really don’t know, price maybe, maybe a quirk of life – whatever the reason, there is absolutely nothing wrong with this home. In fact, the opposite there are so many things right with this lock n leave.
 
Let's talk on the property itself first and then come back to location and $.
 
The only issue I can see is the stairs – to get the flow upstairs on a block that’s half size, but effectively with a full home the architect placed the stairs in a position that some with feng shui thoughts would feel it’s too close to the front door. I agree and I accept that it is less than perfect but after that, this home is faultless and to repeat myself more than faultless - it is a genius piece of architecture (James Rigney, well-known successful Bayside architect) in its simplicity and for what it tries to and does represent – a full home of various guises on a half block – that doesn’t feel a half block.
 
The floor plan is flowing (run around it, no not walk, run……it flows) and it’s well thought out for light (living and children bedrooms to the north and master and garaging to the south)……..and connection (garage to kitchen) and everything is in the right proportions and open………and look at the bedroom doors that opens at the top of the stairs….if that was a smaller door you would feel more constrained as you left the top of the stairs. Look at downstairs the rooms connect and yet are separate.
 
What does this all mean?  Flexibility for a home full of furniture or minimalist … full of people, a few people, or just one – it feels big, and it feels cozy.
 
Not one false concept in family living or lock n leave.
 
Location – tell me the negative. C’mon, what is it not close to? And it's quiet, so not too close and there is a park and you can walk to the beach. This is Brighton A.
 
Price? Mmmm why hasn’t it sold? Well, it's a full home on a half block so $4m less half the land $1.2m = $2.8m or land $1.2 to $1.5m plus $1m for home = $2.5m. It feels better than $2.5m…..yes it's older but it hasn’t really dated. Must be better than mid-2s but it's not 3 (in this season).
