Buyer Type Rating: Large land, Biggish Wow Family Home for St Kilda/Prahran/Elwood buyers.

Overall a very interesting home of polarising plusses and minuses that should have been sold many times over now but for previous pricing.

Position

A part of St Kilda that is not everybody's cup of tea as there’s distance to access the beach however, there’s appeal due its lower pricings. This area has a very bohemian mix of residents; from actors though to alternative lifestylers through to those not wishing to pay Malvern values but wishing to be in a period family home close to the city. This is close to Chapel St shops, down Kingsway into the city, Carlisle St, train, tram, and so on meaning no-one would argue the area is short of amenity.

Property - Land

Big for the area and excellent car access are its strengths. Backs onto the school, south facing rear, and lacking in yard space proportionally to land size would be issues for some. However, a school is generally the quietest neighbour at night and weekends and the architect has addressed the light issue cleverly. The larger yard space means there’s more maintenance and this is not everyone's choice.

Property - Building

The home itself has a fair degree of Wow about it, starting with a good period façade. The front rooms are not Cintra's highlights, but they're good and there are a number of them which you could reconfigure - formal versus informal and living versus study etc.

No downstairs bathroom other than the main ensuite is problematic for the residents of those bedrooms. To the rear is where the home really shines for me - simply a beautiful space - evocative, very well designed and a space the home will revolve around. I also really like the upstairs and in particular the way your eye is drawn to the in-roof rumpus room area - another design highlight. The upstairs bedrooms and bathroom and the rumpus room combine to form an excellent kids retreat/wing. Below ground is more space and the laundry.

Price

Overall this is a home that will have a number of low $2m buyers pondering and in my opinion ultimately raising their hand - where they go to we will find out soon enough.
