This single fronter was redone in 2010 and has a sensible floorplan and good feel about it. Buyers looking at this home will be after a certain kind of lifestyle, and should see this home as an option that has a degree of rarity about it - namely the garage and the ready-to-move-in open plan lifestyle. The quality of this location is underpinned by the ability to walk to all amenities; however there are a few considerations that need to be worked through.

This location is all about being 'in the action' and convenience. If you like Asian food you can almost smell the pho cooking and 2 minutes walk will have you on a tram or train into the city. The Victoria Street buzz is very much present here, but brings with it the noise that you expect being close to a train station and a tram line. Weighing up convenience verses noise is important here. For some the ability to walk everywhere and live locally will be very attractive.

The home itself is in good condition and the open-plan living is a positive. Bedrooms and bathrooms are all well proportioned, however if I was being picky the downstairs bathroom location could be better in terms of flow. Upstairs is impressive and the additional living area and storage is a bonus. For the right family configuration there are options here for zoned living.  The back courtyard offers a low-maintenance aspect that busy couples or parents will appreciate, but there is no real room for kids to play if that is a concern. The last but not least point to note is the front garage. It's not large but the fact that it is even there will get some comments from buyers - secure garage parking is hard to find around here.

This property offers a degree of flexibility in terms of demand and growth and I can see young professionals or small families being able to live here, although for families the type of lifestyle must suit. A broader market appeal is good, and this property has shown that it can draw interest with a strong auction performance at its last sale, yet this was a market that was peaking. History tends to repeat itself, but times are different now and owning this property could be about knowing who your competition really is.
