Position: Brilliant

Property: Land good size but narrow in width. Home - basic, but very liveable. The homes issues all relate back to land width primarily and slope secondary.

Price: Mid $4m's in this market give or take a bit because of location.

Rated as land only and a free home.

Future: Build would have some challenges due to width (underground garage solution) and slope - however, the location gives it some protection - a Wood-Marsh home across the street gives some indication of where an architecturally designed home can go price wise - they were asking $9m, however I don't believe it sold.
