A big plain home on a big plain block with a big plain wrap around fence on this busy corner position.
 
We expected to reject this but instead we were felt comfortable in this home. Inside the home and in the backyard felt peaceful and although some road noise was audible from the front rooms, this was deflected by the ambience of the mature front yard trees.
 
The property has a flexible floorplan although it looks to need maintenance works in the not-to-distance future (subject to Pest & building inspection) as well as three backyard zones ready for improvement into kids and adults and pool and garage type areas. The land size here as well as the flat block make it appealing at this price level in this area.
 
For some, the position is practical – located walking distance to school and shops and train and for some a bonus is the tram stop is out the front. However, for others the south facing corner block beside traffic lights and a tram stop will deter due to noise and privacy concerns.
 
The price will be interesting as the quote is said by the agent to reflect the heritage overlay yet the Boroondara market is the only market with proven buyers at the moment. The Open felt alive to us and why not, when this feels worthy of consideration as the quintessential family home in which to raise kids over the next 20 years throughout their schooling and beyond.
