87 Croydon Road, Surrey Hills - a balanced family buy that feels like yours from the moment you step in - all in one of Surrey Hills' best locations, with a park, shops, train and good calibre homes.
 
A timber classic on a good block, with the right orientation, a workable plan, and that easy indoor–outdoor rhythm families love. The garden feels generous without trying too hard, and the whole place has a relaxed, natural feel. It hasn’t been overcooked - you can move straight in, but it still offers room to make it your own.
 
It’s got good bones, good light, and just feels right and all on one level. It doesn’t feel like you’re walking into someone else’s finished product; it feels like a home you can grow into and shape over time.
 
Parking is open, with space for two cars but no garage, and realistically, heritage rules will keep it that way - that and perhaps bedrooms are closer together are the only two slight downer issues that I could see. Bedrooms and bathrooms are solid rather than luxe, but they’re well-proportioned and functional.

The absolute standout is the rear living AND the backyard - great feel, connection and size.
 
Guide tops at $3.1m. At that level, it’s good value next to the heavily “done” homes nearby. I think it will go more.
 
Worth checking building and pest, roof and services age, and drainage, plus confirming heritage and parking constraints.
