A recently built triple level townhouse in a court location off Irving Road in a precinct which is premium plus Toorak. Orientation of rear is to the north and the home has the mod-cons most downsizers, busy professional couples or one/two older child families are looking for - such as lift, cellar, games/theatre room, butlers pantry, CBUS and associated gizmos. As well it is low maintenance and build quality is at a standard similar to what you would expect for a home with a $3m and above price tag. It is a practical home for lock and leave families. Like all homes it has aspects that for me are less than ideal such as tandem underground parking, disconnected (meaning steps) and small back yard and finally emotion - for me it lacks a certain "je ne sais quoi" feeling of warmth and home. Practical and well built but little unexpected Wow that would separate it from others
