9 Marden – A Good Home in a Good Street at a Good Price – The Definition of an A-Grader
Yes, it's heritage, which is a plus if the entire street is as well. However, the garage is subpar and not easily fixable, so if you're looking for a place to park your duo Lamborghinis, this might not be the home for you.
But, looking at the bigger picture, if you're like almost everyone else and want a family home in a family area at a family-friendly price, then this one ticks all the boxes.
Let’s start with Position: it's close to the railway – either East Camberwell or Maling Road – and Maling Road offers a good selection of shops within an easy walk through the wonderful park at the end of Marden’s cul-de-sac, or an even easier drive.
It's also conveniently located near many schools (drive-wise). Before I leave the subject of location, let’s revisit the park. The day I visited, I felt like I was in the French countryside, which adds to this home’s appeal. You have a decent yard and a well-positioned pool, but if you want a larger space for playing or entertaining, a leisurely and safe walk to the park is ideal. It's both a party park and a contemplative park, with pathways leading to other areas along the old Outer Circle railway.
As for the home itself, it’s not overloaded with storage, but that’s fixable. The rooms are spacious, and there are extra spaces in the ceilings and to the eastern side, perhaps even in the less-than-ideal carport.
The home works for me – it feels great and flows well. The upstairs is really good (it would be perfect with slightly taller ceilings) and provides good separation from the downstairs.
The home sits proudly on the street, and with some fresh paint and cottage garden plants, it would look fantastic. Inside, the layout is standard perfection. The main bedroom is an okay size but becomes impressive with the ensuite and walk-in robe. Overlooking at the rear is no issue with plantings.
Finally, let’s talk about price. The heritage status is less of an issue than some might think when the whole street is heritage-listed. This home will do well, though hopefully without a price explosion.
