Beyond the contemporary façade at 9 Sydenham Street is a surprisingly large and flexible floorplan that has many of the ingredients families are looking for in a longer term home - good bedroom accommodation, multiple living areas, contemporary finishes and seamless indoor / outdoor living zones. 

Increasingly popular for younger families, the location has the convenience of position to both local amenities (walk to shops and parks) and the greater Bayside area (schools, sporting precincts, beach etc).  This location however is a little further away from, but roughly half way between Sandringham and Highett railway stations.  At the Bay Road end of Sydenham Street, there are some commercial buildings at the end of the street and a dance school a few doors away that may be busy at times of drop of and pick up.

The home has all the family spaces.  The main bedroom is close enough to the other bedrooms when children are young, but has enough separation that once babies are teenagers, they're not too close.  Flow from front to back is good, as is the connection to the outdoors with good light access thanks to positioning of the home on the block to maximise northern and afternoon light into the family areas where it is most needed.

This is a good home for a younger family with room to grow into and buyers can move in with nothing to do.  Buyers may see this as a great opportunity to buy with the work already done, taking advantage of the savings in time, stress and uncertainty around additional costs that come with buying one of the older homes that still needs replacing or renovating.

Highett has seen quite a few runaway prices for larger family homes in this pocket, with sales such as 24 and 34 Nicol Street and 7 and 17 Sydenham Avenue achieving results between $1.35-1.45m under competitive bidding. 

A carefully executed and considered plan will be required to be the buyer, unless price is not the primary focus.
