While not a brick Edwardian/Federation, the block size, position and period charm put this property into the category of better period homes in the area, along with those in for example, the Windsor Park Estate or Guildford Road precincts. So, it is in good company as there is a precedent for elegant and stately period homes on good size blocks dotted around this and adjacent precincts. It has a pretty timber façade that you imagine will also attract admirers and it is capped off by a rear that is totally in keeping aesthetically and proportionately.

The immediate thoughts on a walk through were ‘isn’t it refreshing to see a home that doesn’t need the back chopped off and redone’. It is enjoyable to wander around the hallway and explore the various rooms. This house has its own character – in feel, and from the street and it isn’t a rabbit warren to navigate.

There are no big negatives, only queries that need to be satisfied. The street had quite a number of cars parked in it on the days we either visited or drove by. It appears that as the street does not have permit parking or time restrictions city commuters are free to use it as a base for accessing Mont Albert train station or even express trains from Surrey Hills. This property, as with others in the street does have ample parking on site. Another query is with the laundry wedged between two bedrooms to the rear and without external access; in a family home this could bother the one who uses it the most.

Bedrooms are all of a reasonable size and there is good external access off the front bedroom to the verandah allowing additional airflow and a quiet place to take a moment. One bedroom (maybe a master, maybe not?) is located at the rear, off the family room and the position could be a bugbear to some, but it doesn’t feel like a deal breaker in this home when all is weighed up.

The orientation of the home is good. The bedrooms and yard capture the sun as it arcs across the north to the west. The kitchen on the south side didn’t feel lacking for adequate light at our particular inspection.

In a general area of Melbourne where there is a bit of rebuilding going on, this land parcel, position and proud period home that doesn't really need any upgrading looks like a substantial package.
