The street presence is probably the softest part of 99 Denham Street. From a driveby it feels a little industrial and you might not be convinced at first glance. Once you step inside though, that feeling drops away quickly. The design is calm, considered and clearly put together by someone who understands how a home should feel.

There is a lovely leafy feel throughout, helped by the north light that filters into the key living spaces. The garden outlooks soften the home and give it a warmth you do not expect from the exterior. The backyard and the additional courtyard add a real sense of class and make entertaining genuinely easy.

The layout works well. Two bedrooms toward the front for teenagers or guests, and the main bedroom positioned privately upstairs at the rear. Let a little light through the blinds in the morning and it would feel calm and bright, a really gentle start to the day.

The rear living, kitchen and indoor outdoor connection is the highlight. It feels effortless and the north light only lifts it further.

Yes it is joined at the hip and in a perfect world it wouldn’t be, but once inside that feeling disappears. The privacy and overall quality of the build take over.

Location wise there is nothing to question. You can walk to Richmond or Hawthorn, and you have shops, cafes, the train and parks all close by.

Overall, a high quality townhouse that is absolutely worth a look, even if just to see how well all the ingredients have been brought together.
