- Good agents – priced to attract big interest.

- The agent is saying 8 Gellibrand as one of their comparables to justify their asking price. We bought that in a volcano auction and we think Gellibrand home is smaller, the land has a similar feel and for some Rae St is a preferred position

- Just prior to Winter with little stock, in a market, many think may be hotter in Spring.
