This is a real Off-market

Why? Credible agent, contracts, real SOI, access and agent authority.

41 Mary Street is one of the best offerings I have seen in a while - even in Grace Park.
 
Is it a great Grace Park home? - well yes - because all of Grace Park and all of the homes can be great - simply on location. Many, many people aspire to this location for all the obvious plusses of the Glenferrie Road spine AND the Heritage protections. This is a place that is a plus for Heritage.
 
The other reason this home is great is, it’s been well done and it’s north facing - top of the hill (sort of) in Mary Street in Grace Park. There is only one Grace Park in Melbourne and there is only a few homes in Grace Park that have this land criteria – north, top of hill – no slope and then take away homes that don’t need a reno.
 
It’s a 1000/1000 as a block and this makes up a lot of the criteria for a great home.
 
The Californian Bungalow / Edwardian look is unusual in this precinct and its facade is not its strongest asset, however that can be planted out to reduce its impact with vines and shrubs.
 
The other issue is levels (only an issue for some) and can be fixed by a lift - easily placed at the rear (pending building approvals etc)
 
The home sits nicely forward on the block making the back yard bigger at this land size.
 
Floor plan and finishes are not faultless – but they are more than fine.
 
Pest and Building Inspection will confirm quality.
 
It feels well priced and feels like it will have competition.
 
Ok, so is it a trophy home? No.
 
Is this a great home? Well Yes - it is still a ripper and can be improved cosmetically.
