57 Mary Street Hawthorn is one of the more exciting ¾ sized Grace Park period homes to come to market in a while.

Position: Grace Park – would be in TOP 10 of all Melbourne precincts – has been a special, sought after area for over 130 years and there are some grand (over $15m homes) as nearby neighbours plus on the Glenferrie Road spine – schools from Malvern to Scotch to MLC AND transport, swimming, oval, shops, easy access to city and and and …….

Price: The quote is unfathomable – this is a $4m and then some home every day of the week. The quote should be $4.1m to $4.5m or thereabouts and as demand is determined adjusted accordingly. There are several examples where renovated version of this have attracted mid $6m’s and this would get to that with a $1m to $1.5m renovation.

Property: The block has two weaknesses – not overly wide – which in turn affects garaging – which is at the rear via laneway – useable, but not uber convenient.
The home has two key weaknesses – bathroom numbers and rear living is not laid out in a 21st century fashion.

Having said that, the home is great to many completely as is and can (with money) overcome any issue and not overcapitalise, except the parking will always be less than ideal and crossover at front seems unlikely to get council support.

 This is great home as is.
