Are you a bit weird? - I am. Do you like a bit weird? - I do. I like a bit weird when it works and 30 Deepdene Road works for me.
Sure it has some real negatives like no garaging but it does have car access. It's stair case is tight and the street frontage is not ideal but the home has a really good feel and flow about it - even if its not to everybody's eye.
Location is unquestionable if you want close to school and A-grade Canterbury, Kew or Camberwell - because that is what this part of Deepdene is - A grade location.
Why do I really like the home?
In a nutshell, the architect and family have put their own stamp on things but in a practical way. This means despite all the fairy floss, the home still has a good flow. There's a separate secondary building which allows space for family members such as older grandparents, teenagers or office/artists. The central fireplace is high quality and the north light and views that the home's orientation encourages make this home likeable - once you get passed the facade.
And so to price - the ISP - (picking up the new quoting lingo are you?)
The ISP says $3.8m - $4.1m and the agents says land value. Mmmm if you could get it that, then that could be a bargain if you remember the volcanic auction at 18 Campbell Road last year - click here for that James rating and auction report.
