This is a good proposition for those with a family and looking for a project. In in terms of location, the home is close to schools and child care centres, with Chapel Street and High Street close enough for convenience. The home has some really good period characteristics - and had a good feel when walking through it. It is perfectly liveable right now, so there would not necessarily be a rush to renovate immediately if you don't have to. The backyard is larger than average and catches some good north light, despite the home's south orientation. The size of the yard also opens up some scope for a rear extension if you don't need all the grass area (STCA). The home flows well from front to back, however the living areas aren't really positioned well to see the kids in the backyard. There is a long driveway to the rear of the block that connects to Gladstone street, which may prove to be a bit tricky for some cars, however the size of the yard again may open up possibilities here to make parking easier. Although narrow, the fact that the block has the driveway is a plus as many other similar properties in the area do not have one. There is a high rise building visible from the rear yard, however, it might be possible to screen out most of it through placement of trees. Overall this home has good bones, and while it needs some work those in the market for this kind of project should have a closer look. We have rated this home on land characteristics only.
