Comments on 73 Nepean Highway ASPENDALE

The world is changing, has changed and 73 Nepean is what the world is now looking for.

Freedom, sanctuary, beachfront, space, light and comfort and in Melbourne those in Toorak, Hawthorn and Fitzroy to name a few suburbs, have been moving in droves to Queensland, Byron, Lorne and down to the Mornington Peninsula – Sorrento, Portsea and Flinders.

Victoria has lost 10,000’s in net migration, work is no longer 5-6 days a week in the CBD and “lifestyle” homes have gone up 50% in the blink of an eye.

73 Nepean will represent to some, in fact to many, all that except you are not 1000km from home, you are not 2 hours on the freeways via Blairgowrie, you are if you buy 73 Nepean, still basically at home.

This is have your cake and eat it too – but 73 Nepean is a lot more than a marketing slogan – it is a truly great and worthy proposition, if you want to live in the 22nd Century – NOW.

Position: Near all modern amenities required, including train and Mordialloc is a new hub – it's growing with young professionals – and they bring the latest foods, shops and lifestyles – but you will still find a surf shop and some sand under your feet – the pier and many times I have hired a putt-putt boat to take my son fishing in the bay.

And the bay and the beach – this is Gold Coast without the Gold – just what many want.

Property: It’s a home of two faces – well-built but 30 years ago – great views – but architecturally a little dated. Everything you need and all in the right places and modernized – but lacking that cutting edge.

However, it’s got space – space and more space – tennis court puts you away from the road and noise – turning means no backing out onto the highway – so in many ways, Nepean is a non-issue and the home is absolute beachfront – apart from where climate change may take you – one thing for sure is, what a way to go.

Price: When Frankston beachfront has doubled in no time and now hit $5m and Toorak is seeing $20m sales regularly and Sydney and Queensland were well ahead of Melbourne in growth for these type of homes 6 months ago – AND this is rare – once a year rare – then who knows – it doesn’t feel like it will struggle at $8m and it may go past $10m.

When the borders open up again – will Melbourne be a favoured destination as it has been – the Grand Prix, the Australian Open, The President’s Cup – schools, work, universities – health systems, law and order, stability, distance from China and Russia and ……… why will Melbourne not be the premier destination in the late 2020s and why won’t this be a home that overseas buyers, who work and live differently from a decade ago, clamour to this – they’re your growth and risk minimization.

Run your business – run your family – run your life - all on the beach - absolute beach @ 73.
