38 Service St is a property which could have demand from multiple buyer profiles depending on how they choose to look at the elements which make up this offering and if they wish to spend time or money after they purchase.

This small home on smaller land (for the area) feels like a townhouse villa unit only on its own land. It has a private feel and has its own street frontage although the east neighbour is close to the boundary. It’s move in ready although a cosmetic update will freshen up the inside. The floor plan works as is however, many would choose to improve the master bedroom suite, perhaps by making the en-suite private and thereby bigger. The gardens are mature but many may want to modernise these to create a more streamlined and usable outdoor entertaining feel in both the front and back yards.

However, despite these individual elements, the question for potential buyers is - is this a home to live in or a land opportunity?

As a home to move into, this single level home which is walking distance to train and shops should appeal to downsizers, couples, parents with boomerang kids and families with young kids. The double garage (and easy car access) is a bonus, especially for storage needs and will attract downsizers as finding this in a villa unit is not so usual.

As a development opportunity, this land may have limited appeal in this time in the market.
